Coming together to discuss health care reform...



I had an interesting morning listening to over 500 people and Senator Lisa Murkowski discuss the ongoing debate over health care reform. No matter what side of the fence you are on, it is important to take your chance to discuss your opinion with your elected leaders! If you can't attend a town hall meeting, send an email, make a phone call or write a letter and express our opinion and tell them your story. We elect these folks to represent the will of the people. How will they know what your "will" is unless we tell them.




We live in the greatest country in the world and for us in Alaska, perhaps the greatest state in the country. It is our responsibility to make our voices heard so that the will of the people is brought forth.

Thursday's homework

I am working on preparing an 'Intro to Blogging' class for the Valley Board of Realtors. In my search for good blogging locations and information, I have started several new blogs. I am experimenting with different blog sites, trying to decide which ones are more user friendly, which ones have more options, which ones are free and which ones cost more $ than I care to spend.

There are many different options out there. The key is to determine what your goal is and then base your decision on that goal. If you are coming in as a beginner, take the least expensive, most user friendly option available. From there decide how serious you are going to be with blogging. If you will be blogging at least weekly, you may want to move up to a platform that has direct feeds and more bells and whistles. If you are like me and you HOPE to be able to blog at least once weekly you are probably okay to stay with your first option. If you are heavily in to social networking, there are blogs designed to save you time and $ as you post, sending each post to your social network sites.

So, after tomorrow maybe I will have decided just which blog I am going to use, how often I am going to use it and if I am willing to spend $ on it. We will see! Until then...back to the books!

Monday Moonlight!

I woke up last night thinking the moon was very bright only to find that it was not the moon but the sun! We are having the most beautiful, LONG days here in Alaska right now. 73 degrees at our home all weekend and a beautiful 60 degrees today. In Alaska everything is brown and then all of a sudden it all turns the most beautiful subtle green color. About 3 days after that everything is green and lush. It is like it happens overnight here. Just stunning and breathtaking.

I checked interest rates this morning and they are staying low...under 5% for all financing options. Combine the interest rates along with the first time buyer's credit, 5*plus energy rebate, prices that are stable and an inventory that is growing...it couldn't be a better time to purchase or MOVE up from what you are in now. You may lose a little bit on the sale of your home but you will make that up on the purchase of your new home.

Our office studies the market in depth each month. Last month's information was just finalized and the results were looking very good. Just a tab bit more inventory along with a jump in closing and pendings keeps it a nicely balanced market here in the Valley, at least in the $250,000 and under price range. We have a large inventory of upper end homes at approximately 15 months. So, if you are listings your upper end home, be prepared to be patient and price it to sell. Also, if you are a seller in this market, be prepared for offers that include a large amount of closing cost assistance to the buyer. I am seeing closing costs assistance requests as high as $8000 right now. Everything is negotiable, but be prepared for those kind of things in the offers.

Tuesday's Reflections



Yesterday was an absolutely beautiful day in Alaska. There wasn't a cloud in the sky and since I had to be in Anchorage for a few hours I decided to drive near Rabbit Creek on the Seward, basically across the highway from Potter's Marsh, to see if I could get a good view of Mt. Redoubt. Well, as you can see here...I did! I did not have my good camera with me but decided to try a few photos anyway. We head to Homer on Monday so maybe I can get some really good shots of it down there! Heck we are going to be fishing out in the water in front of it! Hope it doesn't erupt while we are down there.
If you are going to sell your house this summer, now is the time to get it on the market. Take this weekend to get it clean, decluttered and ready to show and then get it listed. We are pending houses as quickly as we are getting new houses listed, which keeps the market balanced. As soon as that balances gets out of whack, things will change. Monday, Sweet Monday

Well, we start another week here in Alaska. Spring break up is in full gear.

Folks are bidding winter goodbye in various ways in late April and early May.

1. Extreme Skiing Championships are being held near Valdez, which gets a lot of snow during the winter.


2. At the ski resort of Girdwood near Anchorage, skiiers dressed outrageously compete in a season-ending event that requires them try to ski across a large puddle at the foot of a slope.

3. Migrating birds attract folks to Homer for the Kachemak Bay Shorebird Festival and migrating whales lure them to the Whale Festival in Kodiak in May.

4. It is a blast to see snow machines and 4-wheelers all out on the same day. The snow machiners are trying to get a last weekend blast in and the 4-wheeler riders just can't wait any longer!

5. People come to 'check out' their favorite fishing hole. Even though the fish are at least a month and a half away, it just makes you feel good to be at the fishing hole.

6. People are wearing SHORTS! When it hits 45 degrees in Alaska everyone thinks it is time to wear shorts. I understand short sleeves as I have already been wearing those too, but I am just not Alaskan enough to start wearing shorts in this weather.

7. DAYLIGHT prevails! It is 5:30am as I am writing this and it is already starting to get light. Last night when I went to bed at 10pm, it was still light! Soon we will have 19 1/2 hours of daylight!

May is still early spring in much of Alaska. Snow may still appear in forecasts on the North Slope and at higher elevations elsewhere, including in Denali National Park. In Anchorage, the lilacs don't blossom until early June.

April and may can be beautiful months as far as weather is concerned, but they are not beautiful as far as the trees, grass and highways are concerned. All that snow melts and leaves us with this huge, brown/grey ugliness that just isn't like Alaska. All the trash that is under the snow comes out and if you haven't shoveled dog poop for the winter...LOOK OUT! In fact this week when the snow melted in our yard we uncovered huge piles of MOOSE POOP!

Spring has also sprung on home listings! Each day we see more and more houses hit the market. Between that and great interest rates it is certainly the time to think about buying. If you are a first time home buyer, someone ready to move up, someone looking to downsize or even someone looking for a second home or rental property...it is time to get serious. It will be interesting to see how the interest rates hold over the summer! 4.75% can't last too long.

BLOG - weB LOGA BLOG refers to a private webpage which is published by either an individual or a group of individuals. BLOGS are commonly personal journals/diaries and are used to comment on all sorts of topics depending on the interests of the blogger (author).

So there you have it. A personal/public journal of things you are interested in that include comments from others. It is not only fun but sometimes informative. It can be written, include pictures, be made up of all pictures...absolutely whatever you choose to make it.

I hope you enjoy my BLOG and I certainly have a blast writing it.

Another thing I enjoy is real estate! LOL I have been very busy lately and hope to stay that way. Tuesday Takes Flight

Well, today my son leaves for Baja to kayak around some islands and study marine biology. He is so excited. If any of you know my son you know he often has long hair and a full beard (has since he was 15 LOL), but yesterday a friend's mother cut his hair short and shaved off his beard. We think he will be much cooler in Baja without all that hair! He is used to the COLD weather, so this should be quite an experience for him and his group.

Monday Morning...dreaming of fishing!

This was last year near the beginning of the Silver Salmon season. Fishing at Jim Creek early in the morning can be like this, or a beautiful sunny view of the Knik Glacier! Either way, it doesn't get much better than the fishing at Jim Creek. Given a bad rap by some, I have found it to be a family place with older folks and young kids all catching their limit of salmon most mornings.

My favorite car wash in Alaska since I can watch the ducks while I wait in line. The ducks know it is their spot since it is clearly written on the sign! Beautiful male and female mallards often drink the melting ice during spring break up. Another wonderful sign of spring in Alaska!

Monday Message

What is the Monday Message? It is the 'message' I got this weekend from talking to lots of wonderful folks at the MatSu Homebuilders Home Show. That message was pretty clear! It has been a long winter and it is turning in to a beautiful Spring. Folks are out and ready for summer and looking UP! Everyone I spoke to were enjoying themselves, had lots of questions about real estate, seemed encouraged and were thankful Alaska's real estate market remains balanced for the time being. It it a privilege to live in a state with people like ours. I think there is something uniquely different about 'Alaska Folk' and that makes me smile every day!

Monday March Madness

Update on the ash fall: Mt. Redoubt continues to erupt regularly and our airport is open and closed as needed. We have not had any ash here in the Valley since Saturday night and that was very, very light. I hope it settles down pretty soon. There are many people here trying to get on flights that end up being cancelled and we have had numerous friends stuck at other airports trying to get home. Craziness!

Ash is falling on the Valley!

Wow! What an incredible experience watching the grey and orange cloud overtake our Valley and mountains. The smell was pretty intense. Smelled like we had just finished 4th of July fireworks! The greyness came and filled the Valley covering the mountains down to the river. We have a very, very light ash on the deck railings, but nothing too horrible at this time. There was a second eruptions not that long ago so we are prepared that there may be more clouds and ash but it will be too dark to tell what is going on. I can't wait to see what tomorrow brings. I promise to get any pictures I can but for now, here is one of the ash that filled the Valley:

Sportsman Show this weekend

Each year about this time the Valley is host to a great Sportsman Show. There are plenty of booths and seminars to keep you busy most of the weekend. I am always particularly interested in the seminars being offered. This year there is everything from moose calling to king fishing.
If the ash fall holds off, this might be a great place to enjoy the Valley.

If you are going to be in Anchorage this weekend, the Home Show is happening! It is a great show and we usually attend that too, but next weekend is our Home Show here in the Valley and I am going to hold off for that one! I will have a Prudential booth there with tons of information on homes in the Valley, lender information and even a great gas card give-away! Wednesday's Website

With the Mt. Redoubt volcano being so active I thought I would highlight the website for the Alaska Volcano Observatory. They have added many photos from this newest eruption. I am sure there is more to come. The last few eruption episodes with Redoubt lasted many months. What a great study for your families, just simply exploring this website.


Last night's Anchorage Opera productions of Hot Spanish Nights was very enjoyable. It began with an amazing Flaminco dancer along with a classic guitarist. After a short intermission, an Operetta from Spain...The Tarvern Girl. It was delightful. Most of the teenagers I attended with enjoyed it. That is a good thing.


Interest rates went up a very small amount yesterday but I am hopeful they will continue down today and the rest of the week. We will see. Make sure you watch the rates with your favorite lender and get the pre-qualification process started before you start looking for homes. With so many homes coming on the market, you will want to be ready to offer when you find YOUR home!

Tuesday Tickets!

Alaska is full of adventure, but we do not lack in culture! Tomorrow night Anchorage Opera presents Hot Spanish Nights, Breathtaking Flamenco by one of the worlds leading ladies of Flamenco, Omayra Amaya, highlights from one of the most powerful Zarzuelas every written, Pablo Sorobázal La Tabernera del puerto (The Tavern Girl of the Port), spectacular Spanish piano works and flamenco guitar will leave audiences spell-bound! At least that is what the website says. I get to enjoy a wonderful group of teenagers by driving them to the Opera and attending with them. I hope it is a good as most of the operas I get to see here in Anchorage. I have been pleasantly pleased by the level of performance by our Anchorage Opera group. Check it out this week or next.

Monday Madness

I woke up to a phone call from the Air Force base asking my husband to report immediately. Seems Mt. Redoubt was on her 5th eruption and they needed all mission essential personnel to report. Turns out the ash cloud is not coming towards Anchorage or the Valley so we should be just fine. It is business as usual on the base as of now. We have everything we need if we were to get another ash cloud headed this way so we are just fine.

Another fallout of sorts may be happening this week! Interest rates, as predicted by the National Association of Realtors, are projected to FALL this week to an historic low of near 4%. If you have been holding off purchasing a home in the Valley or Anchorage...it is time to think seriously about doing so! You may just get an interest rate of a lifetime. They are projecting it to rise later in the summer, so take advantage of the huge benefit of an interest rate this low. You may even want to think about purchase an investment property, rental or second home. GREAT time for those things too.

Friday's Fun

I had the coolest experience. As I was driving I spotted a large female moose. I see moose almost everyday. I see big males and mamas with babies, sometimes even triplets. I have seen them in meadows kneeling down to eat, on the mountains, eating my trees in my yards but I have never seen one coming across a large frozen river. I watched this moose cross all the way from one side of the frozen Knik River all the way to the other side, walking through the areas that were not frozen. It was amazing. It was nearly dark so my video is not worth posting, but it was super to watch and hear this moose crunching through the frozen river. I think I watched her for about 20 minutes until she made it all the way and headed into the trees. Alaska at it's best!

Speaking of best...interest rates dropped this week AGAIN! I believe Friday a conventional loan for a 30 year fixed rate was 4.625!! Wow! Even FHA and VA were at 5%. These are amazing rates and buyers are really starting to take notice. I wrote an accepted contract on a beautiful home last night and hope to do the same this morning for some other buyers who are now ready to purchase. If you have good credit, the $ for your down and closing costs and are in the market, today may be the day to take advantage of that. My buyers had two homes they really liked sell before they could make up their minds last week.

This week in Alaska

Well, Lance Mackey won the Iditarod for the third year in a row, coming in to Nome at 11:30am yesterday morning with 15 dogs! The other racers are now starting to arrive. I believe I am going to ask my husband for a trip to Nome one year for our anniversary. Wouldn't that be an amazing anniversary. We will see.

Neal Fried was wonderful, as usual, and the Palmer Chamber meeting was packed. With great food catered by Karen at Alaska Garden Gate B & B and Neal, it is probably one of the most well attended meetings of the year. I highly recommend hearing Neal when you can and staying at Karen's B & B whenever possible. It is a wonderful place with great food.

Interest rates stayed low yesterday. Just about 5% on most loans. I am showing lots of homes this week to potential buyers. Time to get out there and take advantage of the beautiful sunshine and see some homes.

Iditarod...an Alaskan tradition

In case you are not following the Iditarod, or dare I say "have never heard of the Iditarod" you are missing an Alaskan tradition at it's best. You can watch the finish line in Nome LIVE today via the website or channel 2 on your TV. They are expecting Lance Mackey to be over the line around 12:30pm this afternoon. If you ever get a chance to watch any of the documentaries about the Iditarod, do take advantage of it. They are super informative and very well done. Before I moved to Alaska, I had no idea what the Iditarod was about other than watching the move Balto and knowing a little bit about the history of the run. Boy were my eyes opened when we came to Alaska and began to learn about this amazing feat. The dogs are tremendous athletes and the mushers just amaze me in what they can accomplish in Alaska in the winter. A great Alaskan tradition and one worth learning about.

A home that shows well usually sells. Our time on market is somewhat increased so even though we are still selling lots of houses, it is taking a bit longer. Be patient and price your home to sell.

Valley Happenings: Palmer Chamber of Commerce is hosting Neal Fried, state economist, today during their regular meeting. I will be attending and am excited to hear about his forecast for Alaska and our economy. He is always not only informative by entertaining. If you get a chance to come out to the Palmer Moose Lodge for lunch you won't regret it.

The beginning of something wonderful...

What is it? This blog?

Nope...it is SPRING!


Here in Alaska that is a BIG DEAL. We just went over 12 hours of daylight on our way to over 19 hours of daylight in mid-June. If you continue to read my blog you will see that sunlight isn't the only thing this time of year brings nearer...fishing season is right around the corner, but I won't go there at this time. I will let you have a little 'taste' of what fishing is like in Alaska though:




The daylight brings a new 'energy' to this place. We are like the mama bear who start coming out of their dens around this time...hungry for life and excitement, adventure and activity. Alaska comes back to life in the Spring and along with that the real estate market also starts waking up. We have had a fairly balanced winter, but with Spring comes new listings. If you are a buyer, be watching! We have new listings hitting the market daily. If you are a seller it is time to start thinking about getting your house or land listed. There is no better time than to beat the rush of new listings and get out there when the buyers are waking up.
